What belongs in a rent roll?
List each rentable unit, whether it is occupied, its current contracted rent, your estimate of market rent, and lease dates. The deposit column is a balance held, not rental income. Avoid putting sensitive tenant details in notes.
How are the totals calculated?
Contracted rent sums occupied units only. Market rent includes every unit, including vacant ones. Annualized contracted rent is the current monthly amount multiplied by 12, not a prediction of collections. Occupancy is occupied units divided by listed units; it does not account for unit size.
Does market rent mean I can raise a tenant’s rent?
No. Market rent is the amount you enter as a comparison. Existing leases, notice periods and local rules affect a rent change. Use current listings, completed leases and property condition when setting your estimate.
Can I download this rent roll as Excel or PDF?
