Using the tools and their outputs
The Rental Wire’s calculators, scenarios, guides and document tools are for educational and planning purposes. Financial results are nonbinding estimates based on your inputs and simplified assumptions. They are not professional financial, investment, tax, legal or inspection advice, appraisals, or loan offers or approvals. We do not guarantee returns, costs, property condition or legal compliance.
Review each tool’s methods and limitations, and verify inputs and outputs against current costs, loan documents and the actual property before making decisions. You are responsible for deciding whether the results fit your circumstances and obtaining qualified advice when needed. The analyzer’s core results are before tax. Plus tax and sale estimates use simplified, editable assumptions; deductions and immediate loss benefits depend on eligibility. The Sale view shows proceeds and holding-period returns before tax. Plus offers a separate federal depreciation and sale-tax comparison using supplied allocations and simplified rates and eligibility assumptions. It is not a cost-segregation study or tax return. Refinancing is not modeled. Other tools describe their own scope.
Inspection checklists and reports
Generated documents organize the information you provide. They do not inspect the property or verify its condition. Review and adapt each document to the property and applicable inspection, disclosure and recordkeeping requirements before sharing or relying on it. They do not replace required forms or a qualified inspection, or determine responsibility for damage or permitted deductions.
Availability and liability
To the extent permitted by applicable law, the site and its outputs are provided “as is” and “as available,” without warranties of accuracy, completeness, fitness for a particular purpose or uninterrupted availability. To the extent permitted by law, The Rental Wire is not liable for indirect or consequential losses, including lost profits, arising from use of the site or its outputs. Nothing in these terms excludes liability or limits rights that cannot lawfully be excluded, or changes our stated subscription benefits and cancellation terms.
Rental Wire Plus
Plus provides account storage for up to 100 property analyses, comparisons of up to four properties or offer scenarios, income-tax estimates, depreciation comparisons, holding-period and sale scenarios, annual rent-growth tables, rent and expense sensitivity tables, financing comparisons, deal stress tests and purchase-price targets. The subscription costs $10 USD per month and renews monthly until canceled. Checkout shows the final charge before you pay. Manage payment details and cancel through your account’s billing portal. Cancellation stops future renewal; access continues through the paid period. Contact team@therentalwire.com for billing issues or refund requests. Any rights that apply under law remain in place.
Your account and property data
We store your account identifier, email address, property names and saved assumptions to provide account access and saved analyses. Your saved properties are private to your account. Clerk handles sign-in and Stripe processes payments; The Rental Wire does not store card numbers. Hosting infrastructure stores the analyses. The public site uses Google Analytics to measure tool use, account creation and subscription purchases. Purchase events include the subscription amount, currency and an anonymous transaction reference. These events do not include your email, property names or financial assumptions.
Inspection-builder entries are processed in your browser and are not uploaded to The Rental Wire or saved to your account. Drafts and exports are files you choose to download; photo references are text, not uploaded photos. Tool analytics record actions such as export clicks, not addresses, names, inspection findings or the contents of those files.
You can delete saved properties in your account. To request account and associated data deletion, email team@therentalwire.com from your account address. We may need to retain billing records where required. Questions about privacy or access can be sent to the same address.
