A tenant welcome packet you can actually edit

A new tenant usually needs a few practical answers: where to get keys, how to pay rent, who handles repairs and what to do when something goes wrong. This builder puts those details in one document. Use the sample wording, rewrite it, or clear the example and start fresh.

Open a section to edit it. Leave a section blank to omit it from the document. Replace every bracketed placeholder before sharing. The preview uses your wording exactly; it does not verify contacts, payment instructions or property rules.

What to include

  • A property contact and a working after-hours number.
  • Payment instructions that match the signed lease.
  • A way to request routine maintenance and report an urgent problem.
  • Utility providers and any setup steps already agreed with the tenant.
  • Key handoff, mailbox location, parking and trash collection details.

For another practical checklist, see Avail’s tenant welcome-letter guide. For the condition of the home itself, use a separate move-in inspection report.

How to save and reuse it

Choose Print / save PDF to open your browser’s print dialog. Pick a printer or Save as PDF. Download text if you want to edit the wording in a document editor or email draft. Save an editable copy to reopen the packet in this tool next time.

The tool does not send anything to your tenant. Review the document yourself, then share it using your usual method. A welcome packet is practical information, not a lease, required disclosure or change to tenancy terms.

Before you share it

Is an account required?

No. You can create, print and download the packet free. It is not saved to an account. Refreshing or leaving the page can discard changes, so download an editable copy if you want to return to it.

Can I add house rules?

Use Other useful details for a reminder of arrangements already agreed with the tenant. Do not use this packet to introduce new obligations, fees or restrictions. Check the lease and local requirements separately.

Can I remove a section?

Yes. Clear its text and it disappears from the preview and exports. You do not need to fill every section.

Does Rental Wire store tenant details?

This tool processes the contents in your browser. It does not upload the fields or include them in analytics events. Downloaded files remain wherever you save them; handle them as private documents.
